Opportunity: Recently appointed Linda Mamet to the newly created role of VP of corporate marketing to oversee brand development; internal and external marketing communications; marketing infrastructure and capability development; marketing metrics and analytics; macro level consumer research; and reputation management. She  comes on board as TRI Pointe continues to make higher marketing and sales investments after larger allocations last year amid higher home deliveries and larger selling communities and continues to do so. 

Most recently, Mamet was with PulteGroup, the nation’s largest homebuilding company, as VP of sales and marketing for Southern California and Southern Nevada.

Key to Know

Marketing Approach: TRI Pointe’s strategy centers on various advertising and promotional activities, including its website, mass media advertising, brochures, direct mail and outdoor in the immediate areas around its developments. 

Higher Marketing Spend: For the first quarter ended March 31, TRI Pointe’s marketing and sales expense was up $1.2 million, or 87%, year-over-year to $2.5 million, primarily due to more new home deliveries and increased community count.  Sales and marketing expense was 3.4% and 5.6% of home sales revenue for Q1 2014 and 2013, respectively, according to the company.

Last year, TRI Pointe’s marketing and sales expenses increased $3.9 million, or 83%, to $8.5 million, compared to $4.6 million in 2012. 

Expanding Footprint: Mamet also will facilitate marketing and sales best practices between the six companies in Weyerhaeuser Co.’s homebuilding division, which TRI Pointe expects to acquire in Q3. The merger will bring the following brands under the TRI Pointe:  Pardee Homes, Maracay Homes, Quadrant Homes, Trendmaker Homes and Winchester Homes. It also will extend TRI Pointe’s presence beyond California and Colorado to the Pacific Northwest, Nevada, Arizona, Texas and Washington D.C. markets. 

Challenging Environment: Note that last year, the homebuilding industry experienced strong sales in the first half of 2013 but momentum began to slow in the third quarter and then stall in the fourth quarter. Residential investment, including construction of single-family and multifamily homes, residential remodeling, and brokers' fees, accounted for 3.1 percent of gross domestic product in Q4, less than half the peak contribution of 6.6 percent in 2006, Bloomberg Businessweek reports. However, TRI Pointe management is anticipating a more normal housing market in 2014, including rising home sale prices, so its marketing efforts should  continue to rise.
